HVAC Coil Cleaning: The Quiet Reason Your AC Can't Keep Up
August in Houston. Thermostat says 75, house says 79, and the AC has been running since lunch. Most people's first thought is refrigerant, or "the unit's dying." Ours is usually: when did anyone last look at the coil?
Sixty seconds of theory
Your AC doesn't make cold. It moves heat — and the evaporator coil is where the move happens. Warm indoor air passes across a lattice of refrigerant-chilled aluminum fins; the fins absorb the heat and the moisture, and cooled, drier air continues to your rooms.
Note the design requirement: air must touch the metal. Now note the operating conditions: that metal is wet with condensation, sits directly downstream of your return duct, and runs nine months a year in a city where the return air carries dust, dander, and everything else Houston generates.
Wet metal plus continuous dust delivery equals a coil that slowly upholsters itself in gray felt.
What fouling actually costs you
A dirt-blanketed coil hurts three ways at once:
- Capacity. Insulated fins can't absorb heat. Industry testing puts the efficiency loss of a visibly fouled coil in the 10–25% range — your 4-ton system quietly performing like a 3-ton. That's the "runs all day, never hits setpoint" complaint in one sentence.
- Humidity. This is the Houston-specific damage. A cold coil condenses moisture out of your air; a fouled coil, running warmer air-side, condenses less. Indoor humidity creeps up, the house feels clammier at the same temperature, you lower the thermostat further, and the electric meter watches all of it happily.
- Biology. Wet organic material on cold metal in the dark is a growth habitat, full stop. Musty-smelling startup air very often traces here. Left long enough it's not a cleaning conversation anymore — it's a remediation conversation.
There's a fourth cost with a tow-truck ending: badly restricted coils can ice into a solid block, and frozen coils kill compressors. Compressors are the most expensive component in the system.
What the cleaning involves (when it's done right)
Not a garden hose and hope:
- Camera and static-pressure check first — we document the coil face and measure how hard the blower is fighting, so improvement is provable, not vibes.
- Access panel off, coil treated with a foaming, coil-safe cleaner that lifts the mat out of the fin channels without bending fins — fin combs where needed.
- Drain pan and condensate line cleared while we're in there. A clogged condensate line in a Houston attic becomes a ceiling stain with remarkable speed.
- After footage and after numbers. Same camera angle, new static pressure reading. You see the delta.
Typical Houston pricing for an in-place coil cleaning runs $150–$400 depending on access and severity — attic air handlers with two inches of clearance take longer than garage units, and coils that should've been cleaned five years ago take longer than maintained ones.
When it pays for itself
Honest answer: not every year, for every house. But if your system runs long past setpoint on hot afternoons, if indoor humidity feels worse than it used to, if startup air smells like a beach towel that never dried — the coil is the first suspect we'd check, and cleaning it typically returns its cost in efficiency within a season or two of Houston summers.
